HUDSON VALLEY - Residents and environmentalists are worried about proposed changes in the village of Nyack's waterfront zoning regulations that they say would endanger the river and the waterfront.

The group Riverkeeper says that the changes would make it easier for the controversial T.Z. Vista development project to proceed. The environmentalist group says that changes in the zoning regulation need a full environmental impact investigation.

However, the village attorney told News 12 by phone that the proposed changes are minimal and therefore do not need that extended review. The developer of the project says it will follow whatever direction the village decides to take.

Residents say they also feel like the area is already too congested. One design option for the changes in zoning regulations would be to have an underground garage, but opponents still say there would still be too many people too close to the river.

Village officials have not yet set a date to vote on the proposed zoning changes.
