Clarkstown leaders say they have a plan to attract more millennials and young families to Nanuet.

The officials say it's perfectly poised for redevelopment, and Nanuet’s Metro-North station is the closest in Rockland County to the Gov. Mario Cuomo Bridge.

The town’s Planning Department has crafted a transit-oriented development, or TOD, plan to rezone 27.5 acres near the train station into mixed-use commercial and residential.

The goal is to create a walkable neighborhood attractive to millennials, young families and seniors.

The hope is the development will encourage the use of public transit, create jobs and strengthen the local economy.

An environmental study on the project was presented Tuesday night at a Clarkstown town board meeting. It shows the rezoning would bring more than 1,000 new residents to the area, which could mean more tax revenue for the town.

Some say they are worried about how those new residents will impact traffic.

The environmental study is online and it's open to public comment through Nov. 30.
