Ramapo Town Board approves new 637-unit community for former Minisceongo Golf Club site

Ramapo Town Supervisor Michael Specht said the project could generate nearly $7 million in tax revenue once the community is built.

Ramapo's Town Board voted to approve the Miller's Pond Planned Unit Development at a board meeting that was held Wednesday night.

The project would bring a community of 637 units with retail space and parks to the town. The units are homes of different sizes and include both apartments and townhouses.

Developers are looking to build the community at the site of the former Minisceongo Golf Club on Pomona Road.

Ramapo Town Supervisor Michael Specht said the project could generate nearly $7 million in tax revenue once the community is built.

Despite the estimated tax revenue, some Ramapo residents told News 12 that they have their concerns about the project.

"We know it's a very environmentally sensitive area. I'm also very concerned about the traffic and the infrastructure and that we can't support this," Richard Miles said.

Meanwhile, Joseph Kazarnovsky, one of the managing partners from Mount Ivy LLC, the developer behind the community, said years of planning have gone into the project.

"What I hear mostly from people who come to these meetings is there's a fear of the unknown," Kazarnovsky said.

The managing partner added that over 1,000 documents have been submitted for the project.

However, Kazarnovsky said he's aware that these documents can be dense and hard to understand at times.

"That's why I stated at the meeting that we want to have these workshops where we can put these information packets in digestible format," Kazarnovsky said.

He said the goal of this measure is to create an open dialogue with the community and address their concerns.

As for what's next for the project, the town supervisor said a meeting with the planning board will have to be scheduled.
