$200M makeover proposed for Hicksville’s Broadway Commons with open-air shopping, dining and entertainment

A $200 million redevelopment proposal could transform the aging Broadway Commons mall into an open-air lifestyle destination featuring new shops, restaurants and entertainment.

Developers are proposing to remove much of the mall’s roof and rebrand the property as “Shops on Broadway.” The project aims to breathe new life into the longtime shopping center, which many residents say has struggled for decades.

“The mall has been in disaster for 30 years. They need to do something,” one shopper told News 12.

Plans were presented to the Oyster Bay Town Board on Tuesday. Town Supervisor Joe Saladino said the redevelopment would improve the experience for both residents and visitors while helping revitalize the area.

The proposal comes as another major project moves forward just across North Broadway. As News 12 previously reported, the former Sears property is expected to become Long Island’s first Bass Pro Shops.

Residents say the two developments could complement one another and help bring more shoppers back to Hicksville.

“This area can handle it,” another resident said. “They’re doing a big renovation across the street, so they’ve got to step up.”

The Town of Oyster Bay has opened a 20-day public comment period for residents to share feedback on the proposal. If approved, construction could begin as early as next year.
