More housing could be coming to a Rockland County town after a new developer announced plans to revitalize the former Letchworth Village property.

There was a mixed reaction from the community at Tuesday night’s Stony Point Town Board meeting. Some said they are hopeful for more housing while others said there are still a lot of unknowns.

Hudson Park Group unveiled its proposal to turn part of the Letchworth Village property into roughly 500 housing units. The plan includes senior living and multifamily homes, as well as a recreation and community center.

The developer projects it will generate more than $1 million in tax revenue for the town.

Some residents raised concerns about the lack of retail and the desire to preserve more public green space.

"My wife and I would like to sell our house, find something smaller, and there's nothing available in the whole North Rockland area,” said Kevin O'Keefe, of Stony Point.

Last November, Stony Point voters narrowly rejected a town-led plan to sell Patriot Hills Golf Course and 26 acres of the connected Letchworth property to a developer for a more retail-focused project.

"He's better than the last proposal, but there are still a lot of unanswered questions,” said David Evangelista, of Stony Point.

The newest proposal does not include selling the Patriot Hills Golf Course but will require some maneuvering of a few holes. The proposal would still go before the planning board and an environmental review if it moves forward.

The Letchworth property has laid barren since the late-90s. The developer said it will cost around $10 million to remediate the space and will be under strict state environmental supervision.
